METHODOLOGY

The ACI service begins at the Property Management level, where a description of work desired or the need for ACI consultation is requested. ACI does an on-site inspection with the property personnel and/or material manufacturer representative to determine the specific scope of work. Cost estimates are performed based on a specific take-off of necessary repairs.

Once the proposal has been accepted, contracts are drawn up generally utilizing AIA (The Architects Institute of America) forms. The contracts incorporate the scope of work; define the schedule of payments based on each portion of the project, provide certificate of insurance as well as material manufacturer specifications. Contracts may be generated by either ACI or the management company based on the management company’s policies.

Quality control is ensured by appointing a supervisor for each project as well as through the enlistment of supplier representatives to regularly inspect the site for material warranties. With the completion of each portion of the project, the client’s Construction Manager and/or other specified management and ACI do an inspection walk of the completed work in order to approve payments.

Note: ACI’s strict policy of fully punching work prior to management inspection insures efficient time management for the managing companies representatives.

INSURANCE/WARRANTIES
ACI is fully insured at bonding levels. Subcontractors that ACI signs on are required to carry their own insurance including but not limited to: Workers Compensation, General Liability, and Auto.

ACI utilizes only top quality materials and certified methods of application for all phases of work. Manufacturers provide product warranties up to twenty years; ACI provides labor warranties for two years.

TARGET MARKET
ACI targets Owners and Property Management Companies representing, and sometimes owning, apartment, and condominium complexes.

ACI and its clients have a mutual goal: to provide quality work at competitive prices, fully meeting management objectives, timetables, and budgetary constraints with minimal disruption to residents and personnel.
